HC Greenlights Mumbai’s Biggest Housing Layout Makeover

A major boost for Mumbai’s urban renewal plans! The Bombay High Court has approved the cluster redevelopment of MHADA’s two largest housing layouts—Bandra Reclamation and Adarsh Nagar in Worli.

The ruling upholds the Maharashtra government's decision to pursue an integrated, layout-wide redevelopment model instead of allowing individual building-wise projects. Adarsh Nagar spans approximately 34.33 acres in Worli, while Bandra Reclamation covers nearly 98.27 acres in Bandra, with both layouts comprising ageing residential buildings developed decades ago.

According to the Court, a comprehensive redevelopment approach will enable better planning of essential infrastructure, including internal roads, drainage networks, water supply, parking facilities, open spaces, and public amenities, resulting in more coordinated and sustainable urban development.

The judgment also highlighted cluster redevelopment as a practical and inclusive solution for Mumbai’s urban renewal, aimed at enhancing infrastructure, improving residents’ quality of life, and creating better-planned neighbourhoods for the future.
