Bengaluru-based Prestige Group has announced a strategic shift toward the mid-market housing segment, targeting homes in the ₹2–3 crore range to meet increasing demand from salaried homebuyers, particularly in technology hubs like Bengaluru and Hyderabad.
“This year’s pivot is a conscious move toward mid-segment housing, which continues to experience robust demand,” said Praveer Srivastava, Senior Vice President at Prestige Group. “We’re tailoring our portfolio to align with this growing market.”
In contrast to last year’s focus on high-end luxury projects—such as Prestige White Meadows and Raintree Park in Bengaluru, with ticket sizes reaching up to ₹6.5 crore—the Group is now prioritising more accessible offerings. In Bengaluru, new apartment projects are set to launch in Whitefield, Bannerghatta Road, and Kanakapura Road, with a total launch pipeline of ₹2,000 crore for the current financial year.
Prestige is also preparing to re-enter the luxury villa market, with upcoming projects in Bengaluru, Hyderabad, and Goa, priced between ₹10 crore and ₹15 crore. Additionally, the Group is expanding its presence in plotted developments, with plans to launch ₹1,500 crore worth of new projects. Notably, Prestige Gardenia in North Bengaluru—an 800-plot development priced at ₹1.5 crore per plot—is already nearing a complete sell-out.
