Zirakpur Bypass: ₹1878 Crore Green Light!

The Central Government has greenlit a ₹1,878.31 crore six-lane Zirakpur bypass project under the PM Gati Shakti National Master Plan, targeting long-standing traffic congestion along the Zirakpur-Chandigarh corridor.

Spanning 19.2 km, the new bypass will provide direct connectivity between Mohali, Panchkula, and the upcoming international airport, significantly boosting regional mobility and logistics efficiency. The project is a key pillar in Punjab’s infrastructure-led development agenda, designed to attract high-value investments and catalyze real estate growth in emerging urban clusters.

Among the early movers capitalizing on this infrastructure upgrade is Motia Guildford Square, a prominent mixed-use development on PR7 Airport Road. Strategically located near dense residential zones like VIP Road and Baltana, the project features premium retail outlets, curated dining spaces, and entertainment venues. With 85% of its commercial units already pre-leased and excellent proximity to IT hubs, it’s poised to attract global brands, startups, and institutional investors looking for strong rental yields and sustained footfall.
