Inorbit Malls: Doubling Down on Retail Dominance

Inorbit Malls is set to double its retail footprint from 2.2 million sq. ft. to 4.4 million sq. ft. over the next 14 months, with upcoming developments in Hubli and Visakhapatnam (Vizag), and an expansion of its existing mall in Vadodara.

The company is also developing a mixed-use project in Hyderabad in partnership with Brookfield, expected to be operational by 2029.

“Inorbit Hubli is a brownfield acquisition spanning 5.5 lakh sq. ft., and is slated to open by August 2025, with a CAPEX of approximately ₹450 crore,” said Rajneesh Mahajan, CEO of Inorbit Malls.

In Vizag, the upcoming 1.1 million sq. ft. mall will launch in two phases—Phase 1 in November 2025 and Phase 2 in Q1 2027—with investments of ₹600 crore and ₹150 crore, respectively. Meanwhile, the Vadodara mall will expand from 4.2 lakh sq. ft. to 6.7 lakh sq. ft., backed by an investment of ₹200 crore.

As part of its growth strategy, Inorbit also plans to double its space for family entertainment centres (FECs) and increase allocation for food, wellness, and experiential retail. Mahajan emphasized the company’s confidence in mall-led consumption growth, supported by strong footfall, robust anchor brand partnerships, and an evolving tenant mix aimed at driving future revenue.
