Ashiana's Chennai Charm: ₹1,200 Crore Senior Living Spree

Ashiana Housing has acquired a 22.71-acre land parcel in Chennai’s Mahindra World City from Mahindra World City Developers, with plans to develop a senior living housing project having a revenue potential of ₹1,200 crore.

The land is strategically located adjacent to Ashiana Vatsalya, the company’s existing senior living community, and offers a saleable area of approximately 15 lakh sq. ft. The project will include both villas and apartments, further consolidating Ashiana’s position as a leader in the senior living segment.

Ashiana plans to invest ₹425 crore in FY2025–26 for this expansion, covering landowner payouts, construction, and associated development costs.

The company is also exploring expansion in major urban centres including Mumbai, Bengaluru, and Delhi-NCR. At present, Ashiana operates nine senior living projects across Bhiwadi, Chennai, Jaipur, Pune, and Lavasa, and plans to launch five new phases this year, adding 5.71 lakh sq. ft. to its portfolio.

In FY2024–25, Ashiana invested ₹213 crore in its senior living vertical, developed 5.38 lakh sq. ft., and recorded ₹382 crore in bookings. For FY2025–26, the company has set a booking target of ₹450 crore, reflecting its continued focus on India's growing senior living housing market.
