New Site Approved: Oberoi Hotel Project to Proceed in Tirupati

The Andhra Pradesh Cabinet has approved a strategic land exchange to facilitate the Oberoi Group’s luxury hotel project in Tirupati, resolving earlier public opposition to its originally proposed site near Alipiri.

Initially, 35 acres were allotted in January 2023 to Mumtaz Hotels, a subsidiary of the Oberoi Group. However, amid local resistance and a change in state government, the Tirumala Tirupati Devasthanams (TTD) Trust Board cancelled the allotment in March 2025. Acting on the directive of Chief Minister N. Chandrababu Naidu, the TTD collaborated with the Andhra Pradesh Tourism Authority (APTA) to identify a new location.

The Cabinet has now sanctioned the exchange of 24.68 acres of APTA land in Survey No. 604 with 25 acres of TTD land in Survey No. 588A, both situated in Peruru. The revised site lies along the Alipiri–Cherlopalli road, between Aravind Eye Hospital and TATA Cancer Institute.

With this approval, the Oberoi Group’s project officially moves forward at its new location, paving the way for construction of a world-class hospitality facility that is expected to enhance Tirupati’s tourism infrastructure.
