YEIDA Unlocks Growth: 4 SEZs to Transform Agra Region

Yamuna Expressway Industrial Development Authority (YEIDA) is set to embark on a transformative development plan, announcing the establishment of four integrated special economic zones (SEZs) spanning 10,500 hectares in the vicinity of Agra.

In a pivotal meeting convened on January 30, 2024, the YEIDA Board gave its resounding approval to the ambitious project, strategically positioning it within a one-and-a-half km radius on both sides of the Yamuna Expressway near Agra. This landmark decision was complemented by the green light for YEIDA’s Master Plan 2041, an expansive roadmap delineating development strategies for the next 18 years within its jurisdiction. A designated consultant has been tasked with crafting and submitting the comprehensive master plan within the next two months.

The forthcoming SEZs are slated to host cutting-edge electronics and electric vehicle (EV) manufacturing clusters, alongside data centers, evolving into self-contained townships. These townships will boast a mix of residential, commercial, and institutional facilities thoughtfully integrated with the industrial zones. Pioneering a green approach, the industrial townships are committed to accommodating only non-polluting industries, aligning with the environmental sensitivity of the zone.

An emphasis on fostering the tourism and hospitality sector in the region is evident, given its proximity to iconic landmarks such as the Taj Mahal. The land allocation breakdown reflects a balanced approach, with 25 percent for industries, 20 percent for residential areas, 17 percent for recreational green spaces, 13 percent for transportation facilities, and seven percent each for institutional, tourism, and commercial areas, with the remaining seven percent for other purposes.

In a strategic move, the YEIDA Board has also given the nod for an aviation hub spread across 1,050 hectares near the upcoming airport along the Noida-Yamuna Expressway (YXP). This visionary project will house industries specializing in planes, engines, and spare parts. Simultaneously, the allocation of 125 acres in Sector-28 for a semiconductor park, led by the Hiranandani Group, has received approval. The semiconductor park aligns with the Indian Semiconductor Mission (ISM) scheme, with 114 acres earmarked for industries and 11 acres reserved as green spaces.

In addition to these significant developments, the Board has greenlit the installation of air quality monitoring systems at two locations, the acquisition of five water sprinkler trucks, and anti-smog guns. These crucial initiatives, requiring an estimated Rs three crore investment, underscore the commitment to environmental sustainability. Furthermore, the Board has endorsed the exclusion of institutional land for schools, colleges, and universities seeking plots of 10 acres or more from the e-auction process, fostering a streamlined approach to educational infrastructure development.
