ZISC: Telangana's Next Big Industrial Hub

The Zaheerabad Industrial Smart City (ZISC), envisioned as a National Investment and Manufacturing Zone (NIMZ), is set to begin infrastructure development in the coming months, marking a major milestone in Telangana’s industrial expansion plans.

Spread across 12,300 acres in 17 villages of Sangareddy district, the project forms a key node of the Hyderabad–Nagpur Industrial Corridor and is designed to attract ₹15,000 crore in investments while generating nearly 2 lakh direct and indirect employment opportunities.

The Telangana Industrial Infrastructure Corporation (TGIIC) has floated tenders for the design, construction, and maintenance of core infrastructure, aligned with the corridor’s development framework.

Phase I, spanning 3,245 acres, will allocate 1,900 acres for industrial activities, 650 acres for green spaces, and the remainder for residential, commercial, logistics, and public amenities.

The total project cost is pegged at ₹2,369 crore, funded through a special purpose vehicle, NICDIT Zaheerabad Industrial Smart City, with TGIIC holding 51% equity (₹620.96 crore) and NICDIT 49% (₹596 crore). The balance will be raised through debt.

Land acquisition is well underway, with 2,900 acres already secured, and the remainder expected to be acquired shortly. Tenders are expected to be finalised by October 2025, with infrastructure works slated for completion within 18 months.
