Puravankara’s ₹13,000 Crore Real Estate Comeback

Bengaluru-based real estate developer Puravankara plans to launch 12–13 million sq. ft. of residential projects across Bengaluru, Mumbai, Kochi, and Coimbatore, with home prices ranging from ₹1.4 crore to ₹13 crore.

The upcoming launches will largely comprise high-rise apartments, gated communities, and select township developments. In Bengaluru, homes priced between ₹1 crore and ₹2 crore have emerged as the premium segment, while mid-segment housing is currently priced between ₹70 lakh and ₹1.2 crore. The company expects its launch pipeline to touch ₹13,000 crore in the current financial year, with Bengaluru contributing the largest share at around eight million sq. ft., followed by Kochi, Coimbatore, and Mumbai. In Mumbai, Puravankara will focus primarily on marquee redevelopment projects.

Average residential prices are expected to rise, with ultra-luxury homes in Bengaluru and Mumbai likely to exceed ₹11 crore. Although the company has not announced any new launches so far this financial year due to regulatory delays, it recorded nearly ₹3,859 crore in pre-sales from ongoing projects. With approvals now gaining momentum, Puravankara expects a revival in new project launches.
