Welcome to BOOTES Homes: Luxury Built for a Net-Zero Future

BOOTES, India’s first Net-Zero engineering company, has launched BOOTES Homes, a new vertical focused on futuristic, climate-smart luxury villas engineered for 100-year lifespans and strong investment potential.

With an initial investment exceeding ₹650 crore, BOOTES Homes will develop resilient, off-grid villas in key cultural and spiritual locations such as Vrindavan, Jhansi, Prayagraj, Varanasi, and Ayodhya. These homes are designed for environmental and structural resilience, featuring indoor air quality (AQI) below 50, earthquake resistance up to magnitude 9, and complete independence from conventional power, water, and sewage infrastructure. Each villa will also include a CBRN (Chemical, Biological, Radiological, and Nuclear)-protected bunker, making them uniquely secure and sustainable assets.

BOOTES has already gained recognition for pioneering Net-Zero infrastructure, including the world’s first Net-Zero Library (Jhansi), Museum (Kurukshetra), and Cold Storage (Rewari) — all benchmarked by IFC–World Bank and known for record-setting construction timelines.
