NVIDIA Graphics has committed to leasing 7.6 lakh sq ft of office space at Bagmane Capital’s Memphis South Tower in Bengaluru, marking its largest office space deal to date.
Valued at ₹1,230 crore over a 10-year period, the lease will see NVIDIA’s Indian subsidiary occupy 12 floors of the tower, which is owned by Bagmane Constructions. The agreement, covering a chargeable area of 7,60,000 sq ft, came into effect on April 1, 2026.
The move is part of NVIDIA’s ongoing expansion strategy to support rising global demand for artificial intelligence technologies. It also highlights Bengaluru’s continued dominance in India’s office leasing market, with more than 29 million sq ft of space leased in the first quarter of 2026.
Raja Seetharaman, co-founder of Propstack, said the transaction reflects sustained demand for premium Grade-A office spaces and reinforces Bengaluru’s position as a key hub for technology and semiconductor growth.
