Actis and Mahindra Lifespaces Launch ₹800 Crore Industrial Project in Chennai

UK-based Actis has partnered with Mahindra Lifespaces and Ample Parks to launch a significant industrial development project at Mahindra World City, located 60 km south of Chennai. This venture will create 2 million sq ft of Grade A industrial space, catering to diverse clients with both plug-and-play facilities and custom-built solutions.

Ample Parks CEO Akash Rastogi announced the project’s nearly ₹800 crore investment, with the first phase covering 500,000 sq ft expected to be completed within 18 months. Future projects are being considered in Hosur, Bengaluru, Mumbai, Ahmedabad, and Tier-2 cities like Lucknow and Coimbatore, showcasing the platform's expansive growth plans.

Actis will hold a 67% stake in this venture, with Mahindra Lifespaces owning the remaining share. The Ample Parks platform aims to acquire and develop around 1.5 million square meters of greenfield and brownfield sites across India, positioning itself as a leading provider of industrial and logistics real estate solutions.

The prime location of Mahindra World City, established in 2002 as India’s first integrated business hub, offers excellent infrastructure, a robust road network, and a skilled workforce. This hub hosts over 67 major companies and has generated cumulative exports exceeding ₹88,000 crore, providing direct employment to 40,000 people.

Raghvendra Chandak, Director of Real Estate at Actis, emphasized the project's significance in Chennai's industrial ecosystem. Actis's previous investments in real estate across Asia, including China, South Korea, and Vietnam, further underline their commitment to sustainable infrastructure and industrial growth in India.
