Awfis to Add 3.9 Lakh Sq. Ft. of Flexible Workspace

Awfis Space Solutions Ltd is accelerating its expansion with a planned addition of around 3.9 lakh sq. ft. through managed aggregation (MA) deals, reinforcing its asset-light growth strategy, according to Chairman and Managing Director Amit Ramani.

The rollout is scheduled across FY27 and FY28, beginning with 93,000 sq. ft. in Q3 FY27, followed by three centres spanning 62,000 sq. ft. in Q4. Expansion will continue into FY28 with two centres covering 77,000 sq. ft. in Q1, a larger 1.17 lakh sq. ft. facility in Q2, and an additional 26,000 sq. ft. centre in Q4.

Awfis is prioritizing managed aggregation over traditional leasing, targeting a 65:35 mix between MA and straight lease properties. This approach enables the company to maintain an asset-light model while delivering strong returns on capital employed.

The strategy underscores Awfis’ focus on scalable and flexible workspace solutions, positioning it to capitalize on evolving demand in India’s co-working sector and drive sustainable long-term growth.
