Blackstone's 20,000 Crore Bet: Navi Mumbai's Data Center Boom

Blackstone Group, in collaboration with Panchshil Realty, is set to develop India’s largest hyperscale data center in Navi Mumbai, with a planned 500 MW capacity and an investment exceeding Rs 20,000 crore. The facility, spread across 14 buildings and over three million square feet, will run on up to 65 percent green energy, positioning it as the country’s first sustainable data center of such scale.

This initiative follows Blackstone's recent foreign direct investment (FDI) commitment in Maharashtra, made at the World Economic Forum in Davos, where it signed three agreements to expand in India’s property and digital infrastructure sectors. Panchshil Realty's subsidiary, Gramercy Info Park, has acquired nearly 50 acres of land in the Ghansoli area of Navi Mumbai for Rs 900 crore to kickstart the project. The land, situated in the MIDC Trans Thane Creek Industrial Area, was secured through two transactions registered on 11 February.

The data centers will be developed under Lumina CloudInfra, a partnership with Panchshil Realty. Blackstone, a significant investor in India with over USD 50 billion in assets under management, has allocated around 40 percent of its funds to Maharashtra for various projects.
