In a significant urban redevelopment initiative, the Brihanmumbai Municipal Corporation (BMC), in collaboration with the Slum Rehabilitation Authority (SRA) and private developers, is set to transform a 12-acre stretch along the Worli seafront, currently occupied by slum settlements. The project will consolidate several plots—comprising government-owned and BMC lands—into a high-end cluster of luxury skyscrapers.
The area, enclosed by Dr Annie Besant Road, the Coastal Road, and Khan Abdul Gaffar Khan Road, includes slums, BMC staff quarters, municipal housing societies, and private homes. The redevelopment will proceed under Regulation 33(10) of the Development Control and Promotion Regulations (DCPR)-2034, which governs slum rehabilitation.
A key feature of the plan is the integration of slum-occupied parcels with non-slum land. However, a concrete resettlement plan for the displaced slum residents has yet to be detailed. To support the upcoming high-rise development, BMC has proposed two new access roads—60 feet and 40 feet wide—linking Dr Annie Besant Road with the Coastal Road promenade and featuring bus bays for improved connectivity.
Municipal Commissioner Bhushan Gagrani has confirmed receipt of a formal proposal from the SRA requesting approval for the land amalgamation. This ambitious redevelopment is a part of the state’s MMR Economic Growth Hub 2030 plan, which aims to transform the Mumbai Metropolitan Region into a USD 300 billion economy.
