Technopark has floated a composite tender worth ₹380.08 crore for the construction of the first IT office building as part of the ‘QUAD’ integrated IT micro-township at Technopark Phase IV (Technocity), near Pallippuram, Thiruvananthapuram, Kerala. The project will cover 8.5 lakh sq. ft. across two basements and nine floors, featuring dedicated office spaces, a rooftop cafeteria, and state-of-the-art utility infrastructure.
Tender No. ETPK/TC/215/2025-26 follows a two-bid system comprising prequalification and techno-commercial stages. The contract period is three years. Tender documents are priced at ₹17,700. A pre-bid meeting is scheduled for June 10 at the Park Centre, Technopark Phase I. The deadline for bid submission is June 25, with bid opening set for June 26.
The building will feature two main access points and a vertical central atrium designed to enhance natural lighting and connectivity. Three decentralized service cores will support circulation and accommodate elevators, staircases, HVAC systems, and other utilities. Floor-to-ceiling heights will range from 5.2 to 6 meters, offering flexibility for interior configurations. Architectural highlights include structural glazing, aluminium and wooden louvers, balconies, and a plug-and-play floor module.
Advanced features include robotic cleaning, an integrated Building Management System (BMS), 100% DG power backup, high-side air-conditioning, firefighting systems, sewage treatment, and robust security and access control systems. Parking will be available for 465 cars and 348 two-wheelers.
Sustainability is central to the project, with provisions for LED lighting, water recycling, stormwater management, natural daylighting, and variable frequency drive (VFD) systems. The facility targets a Gold Rating under the Indian Green Building Council (IGBC) 2019 norms.
