The Karnataka government has officially earmarked 45 acres of strategically located land in Hebbal, Bengaluru, for the development of Metro rail and tunnel road infrastructure. This marks a significant policy shift from previous considerations of transferring the land to private real estate developers.
Originally acquired nearly two decades ago by the Karnataka Industrial Area Development Board (KIADB) for a tourism project that never took off, the land had since attracted interest from private players for commercial and residential developments. However, the state government has now reaffirmed its focus on critical infrastructure for the region.
Following a high-level review meeting, Deputy Chief Minister DK Shivakumar stated, “The Hebbal land is essential for implementing both the Metro and tunnel road projects, and the government is determined to ensure its availability.” He also confirmed that any necessary compensation would be provided through government-approved mechanisms, including Transferable Development Rights (TDR), Floor Area Ratio (FAR) incentives, or direct monetary compensation.
The Bangalore Metro Rail Corporation Limited (BMRCL), which had formally requested the land transfer last year, plans to build a major transit hub on the site. The proposed hub will integrate three Metro lines—Blue, Orange, and Red—into a central interchange station, alongside a suburban railway stop. Five acres near the existing BMTC depot have already been identified, with an additional 10 acres under consideration to complete the facility. Plans also include a Metro depot, multi-level parking, and support infrastructure.
The tunnel road project, which converges at the Hebbal junction, is expected to require an additional two to three acres. Meanwhile, the BBMP is progressing with a complementary road improvement project along the drainage channel connecting Hebbal Lake to Nagawara, aimed at easing congestion along the Outer Ring Road. These developments are part of a broader initiative to enhance urban mobility in north Bengaluru.
