In a major step toward urban renewal, the Maharashtra state Cabinet has approved the joint redevelopment of two prominent MHADA layouts—Adarsh Nagar in Worli and the Bandra Reclamation layout. This decision, made during a Cabinet meeting on April 8, 2025, aims to improve Mumbai's housing infrastructure.
The Cabinet sanctioned a floor space index (FSI) of four for these redevelopment projects. As part of the plan, MHADA will receive housing stock equivalent to one FSI from both redeveloped sites, ensuring that a portion of the new built-up area is dedicated to public housing. The Bandra Reclamation layout spans approximately two lakh square meters and currently contains 52 buildings with 1,688 residential units.
The Adarsh Nagar layout in Worli, covering about 68,000 square meters, includes 58 buildings with 863 residential units. This redevelopment is expected to modernize the aging structures, many of which have not been significantly upgraded in decades, greatly enhancing the quality of life for residents.
This initiative supports the government's wider strategy to rejuvenate old housing stock, manage urban density more efficiently, and foster sustainable living in Mumbai’s increasingly congested areas.
