Prestige Office Ventures, the commercial office arm of Prestige Group, is embarking on a major nationwide expansion with plans to scale its office portfolio to 30 million sq. ft. by April 2028 across India’s top metropolitan markets.
Currently, 17 million sq. ft. of office space is under construction, including 7.5 million sq. ft. in Mumbai and 10 million sq. ft. across Bengaluru, Hyderabad, and Chennai. This adds to the 12 million sq. ft. already delivered, positioning the company to achieve a projected annual net operating income of ₹3,200 crore by December 2028. The total planned investment for this growth is estimated at ₹12,000 crore.
In the Delhi-NCR region, Prestige recently delivered a 7 lakh sq. ft. project in Aerocity and has further developments planned in Gurugram and Noida.
Additionally, the company is diversifying into data centre infrastructure, having constructed a 100 MW facility for NTT in Bengaluru. It has also signed an MoU with the Maharashtra government to develop data centres in Talegaon, near Pune, targeting hyperscale clients such as AWS and NTT. These developments are planned over a 3–5 year horizon.
