Rustomjee to Develop Data Centres in Mumbai

Property developer Rustomjee, a part of Keystone Realtors, is set to enter the data centre market with plans to build facilities across five million square feet of land in Thane, Mumbai. This strategic move aims to capitalize on the growing artificial intelligence (AI) sector and the increasing demand for data infrastructure.

Rustomjee is seeking a strategic or financial partner for the data centre project. The company already has experience in Thane through a residential township partnership, where Singapore’s Keppel Land holds a 49% stake. The location of Thane offers advantages such as fiber connectivity and reliable power supply, which are crucial for data centre operations.

India’s data centre capacity has nearly doubled since 2019, with Mumbai expected to contribute 40% of the new capacity over the next five years. This expansion is driven by the need for robust infrastructure to support widespread AI adoption. Real estate investment trusts (REITs) and data centre operators stand to benefit significantly from this growth.

In addition to its data centre ventures, Rustomjee is addressing the demand for second homes with the launch of a villa township in Kasara, approximately 100 km from Mumbai. This project complements its broader real estate portfolio and meets the needs of homeowners seeking properties outside the city.

Rustomjee’s new data centre initiative highlights its commitment to tapping into high-growth sectors and leveraging strategic locations to drive future growth and infrastructure development.
