SAMHI and GIC Launch USD 300M Upscale+ Hotel Platform

SAMHI Hotels, a leading branded hotel ownership and asset management platform in India, has entered into a strategic partnership with GIC, a global institutional investor based in Singapore. Together, they are launching a new Upscale+ hotel investment platform aimed at acquiring, developing, and enhancing upscale and premium hotel assets across India.

Backed by an equity investment commitment of up to USD 300 million, the platform will initially include five seed assets currently owned by SAMHI. These assets comprise over 1,000 rooms and are collectively valued at approximately INR 2,200 crore. GIC will acquire a significant minority stake in the special purpose vehicles (SPVs) holding these assets.

The seed portfolio is primarily located in Bengaluru and Pune, two high-growth markets driven by strong corporate demand and limited new hotel supply. The initial assets include:

Hyatt Regency, Pune (Nagar Road) – 301 rooms, with 22 serviced apartments under development

Courtyard by Marriott, Bengaluru (ORR) – 176 rooms

Fairfield by Marriott, Bengaluru (ORR) – 160 rooms

Trinity Hotel, Bengaluru (Whitefield) – 142 rooms, to be repositioned under Marriott’s Tribute Portfolio

Westin Hotel – 220 rooms (under development), to be integrated with Trinity Hotel

The capital will be used for capex improvements, future acquisitions, and debt reduction across the portfolio. SAMHI will retain operational control and lead the development and asset management of the properties within the platform.
