South Bengaluru’s New Icon: The Ashwin Sheth Mixed-Use Project

Mumbai-based real estate developer Ashwin Sheth Group is set to enter the Bengaluru market with a mixed-use development planned on Bannerghatta Road in South Bengaluru.

Marking the group’s debut in the city, the project will comprise two separate towers—one residential and one commercial—designed to integrate living and working spaces within a single campus. The residential tower will be a 29-storey high-rise offering premium homes that emphasise contemporary vertical living, while the commercial tower will feature office spaces catering to business occupiers and corporate tenants.

The project’s strategic location, with proximity to the Outer Ring Road, provides strong connectivity to key employment hubs as well as major residential and commercial zones in South Bengaluru. Commenting on the development, a company spokesperson said the project reflects Ashwin Sheth Group’s vision of optimising land use by seamlessly integrating residential and commercial spaces in key urban corridors.
