Urban Renewal: Reliance to Lead ₹700Cr Gilbert Hill Slum Revamp

A consortium led by Reliance Industries Ltd (RIL), through its real estate arm Reliance 4IR Realty Development, has emerged as the highest bidder for the redevelopment of the 101.36-acre Juhu Lane–Gilbert Hill slum cluster in Andheri West, Mumbai.

The project represents Reliance Group’s entry into Mumbai’s slum rehabilitation sector and is among the first major developments under Maharashtra’s new slum cluster redevelopment policy. Led by the Slum Rehabilitation Authority (SRA), the initiative is expected to provide over 28,000 rehabilitation homes for eligible residents while transforming a densely populated urban area surrounding the historic Gilbert Hill landmark.

The Reliance-led consortium outbid JSW Realty and Shapoorji Pallonji Real Estate for the project and has committed approximately ₹700 crore towards transit rent support, along with additional financial guarantees to facilitate uninterrupted rehabilitation during construction. The redevelopment will be undertaken under DCPR 33(10) regulations and is expected to serve as a landmark urban renewal project, improving housing infrastructure and living standards for thousands of residents while advancing Mumbai’s structured redevelopment agenda.
