The Vegas Group, a joint venture comprising Unity Group, HL Group, and RP Group, has acquired a 10.43-acre land parcel in Sector 22, Dwarka, New Delhi, for the development of a large mixed-use project with a planned built-up area of approximately three million square feet.
Strategically located near the Yashobhoomi India International Convention and Expo Centre (IICC), the project is expected to benefit from the increasing volume of Meetings, Incentives, Conferences, and Exhibitions (MICE) activity in the region. The development, with an estimated investment target of around ₹1,000 crore, is planned as an integrated urban destination combining commercial, retail, hospitality, and entertainment offerings.
The proximity to one of India’s largest convention and exhibition centres is expected to create strong demand from businesses, visitors, and event participants, supporting sustained footfall and long-term value creation. The project is envisioned as a comprehensive mixed-use ecosystem designed to serve the evolving needs of modern enterprises, retailers, hospitality operators, and consumers.
Backed by Unity Group’s experience in delivering more than 10 million square feet of real estate developments, the venture aims to capitalize on the growing commercial and economic activity in the Dwarka region. The project’s strategic location, coupled with its diversified development mix, is expected to enhance its attractiveness to high-quality occupiers and investors.
Upon completion, the development is anticipated to strengthen the commercial landscape of Dwarka, support business and tourism-related activity linked to Yashobhoomi, and contribute to the emergence of the area as a major business, retail, and hospitality hub in the National Capital Region.
