Manora MLA Hostel: The ₹2,009 Crore Makeover

The cost of redeveloping the Manora MLA hostel at Mumbai’s Nariman Point has surged to ₹2,009 crore—more than double its initial base estimate of ₹862 crore. The steep rise is largely attributed to extra development charges and incidental expenses required to utilize a high floor space index (FSI) of 5.39.

The overhaul began in 2019 when the Brihanmumbai Municipal Corporation (BMC) demolished four 14-storey buildings on the plot after deeming them structurally unsafe. Although bids were initially floated under the previous administration, oversight of the project was shifted to the Maharashtra Public Works Department (PWD) in December 2020. The project, which comprises two high-rise towers replacing the old complex, was officially contracted to Larsen & Toubro (L&T) in 2023.
