The Delhi Development Authority’s (DDA) first transit-oriented development (TOD) project at Karkardooma is on track for completion by December 2026. Designed to integrate urban living with public transport, the project includes approximately 500 units for the Economically Weaker Section (EWS) and 1,000 flats for the Middle-Income Group (MIG). No studio apartments are part of the current plan.
While structural work is nearing completion, finishing tasks, internal infrastructure, landscaping, and statutory clearances are currently underway. Initially, bookings for EWS flats were slated for February 2024; however, DDA now plans to launch bookings for all units simultaneously once essential services are fully in place.
This is the first TOD initiative in Delhi to reach this stage, as other similar projects remain in early phases.
Union Housing and Urban Affairs Minister Manohar Lal Khattar recently introduced a new policy promoting high-rise development directly linked to metro stations through elevated walkways. The Karkardooma TOD exemplifies this approach, featuring residential, commercial, and office spaces with seamless multimodal transit access. The project aims to reduce private vehicle dependence and ease traffic congestion in the capital.
Importantly, 30% of the total area is dedicated to green space, including a multipurpose field, landscaped zones, open gyms, and exclusive green areas for residents, supporting both sustainability and quality of life.
