Shriram Properties (SPL) has announced a major expansion plan valued at ₹2,000 crore, aimed at significantly increasing its footprint across key Indian markets. Over the next 18-24 months, the company plans to add 20 million square feet of residential and multi-use properties in Bengaluru, Chennai, Kolkata, and its new market, Pune.
This ambitious expansion will focus on the mid-market and mid-premium segments, with properties priced under ₹2 crore. Since its inception in 2000, SPL has successfully delivered 44 projects totaling 24.4 million square feet, primarily in Bengaluru and Chennai, with recent growth extending to Kolkata.
The expansion will increase SPL's total portfolio to 62 million square feet within the next three years. Noteworthy projects include Shriram Gateway, a 7.4 million square feet multi-use development on the outskirts of Chennai, featuring residential units, commercial offices, retail spaces, and a hospital.
In Pune and Kolkata, SPL is embarking on new ventures, including a 314-acre township that will offer a mix of residential, retail, and commercial spaces. The company will invest over ₹500 crore from its own resources, with additional funding secured through strategic investors and joint development agreements (JDAs) with landowners.
This strategic expansion underscores Shriram Properties' commitment to meeting the growing demand for quality real estate and solidifies its position as a major player in the Indian real estate market. The planned developments reflect SPL’s vision of creating vibrant, multi-use communities that cater to a diverse range of needs and preferences.
