The Chapter, a luxury holiday home developer under the Isprava Group, is set to invest over ₹850 crore to develop luxury villas in key leisure destinations across India. The company has already acquired more than 100 acres in Goa, Alibaug, Karjat, and Kasauli, with an initial outlay of ₹450 crore to kickstart this ambitious growth plan.
One of the flagship projects includes the development of 27 branded luxury villas on a 2.25-acre site along the Moira River in North Goa’s Aldona locality. This project, which is set to cost approximately ₹100 crore, is strategically located 21 km from Manohar International Airport and just 6 km from the popular Assagao area. The Chapter recently expanded its land holdings in Aldona by acquiring two adjacent parcels totaling five acres, where work on an additional luxury villa project is expected to begin soon.
The Chapter, supported by prominent investors such as Nadir Godrej, Anand Piramal, and the Burman family of Dabur, aims to cater to the growing demand for branded luxury villas in India. The company is focused on providing exclusive living spaces that blend luxury with personalized services, positioning itself as a leader in the premium villa segment.
In line with its expansion strategy, The Chapter recently secured ₹200 crore in a funding round led by London Stock Exchange-listed Symphony International Holdings. This capital infusion will help the company increase its footprint across India, further strengthening its position in the luxury real estate market.
Currently, The Chapter's portfolio boasts 600 under-construction luxury villas, with 200 properties already delivered. The company’s continued investments and strategic land acquisitions signal its commitment to becoming a dominant player in the luxury villa market in India.
