Keystone Realtors, widely known as the Rustomjee Group, is preparing to enter the Pune real estate market, marking its third city expansion after Mumbai and Nagpur.
Chairman and Managing Director Boman Irani confirmed that the company is currently evaluating two joint development proposals for township projects on land parcels totaling approximately 100 acres in Pune. While the official entry into the city is expected next year, progress is underway, with the Nagpur project launch planned first.
Despite exploring new cities, Rustomjee remains primarily focused on the Mumbai Metropolitan Region (MMR), particularly through large-scale redevelopment projects. In Q1 FY26, the company announced three significant redevelopment ventures in Mumbai—GTB Nagar, Lokhandwala Cluster, and Swarganga CHSL—adding 3.25 million sq. ft. of saleable space with a Gross Development Value (GDV) of ₹7,727 crore.
Currently, the Group has:
18 ongoing projects totaling 8.61 million sq. ft., and
26 upcoming projects spanning 23.79 million sq. ft.,
of which 16 projects fall within the ₹1–7 crore price bracket. A strong focus remains on the ₹3.5–5 crore segment, which has shown robust demand in Mumbai.
