Gurgaon's real estate landscape is seeing fresh momentum as institutional fund Certus Capital commits Rs 275 crore to a low-rise residential project spearheaded by 4S Developers on the Dwarka Expressway.
According to founder Ashish Khandelia, the move is part of a deliberate strategy to target underserved micro-markets. While major developers chase high-ticket group housing, Certus is zeroing in on low-rise (G+4) projects where supply is scarce. This is the firm's second foray into the National Capital Region (NCR) this year, following a Rs 110 crore investment in Noida.
Beyond the NCR, Certus has established a national presence with capital deployed in Mumbai, Chennai, and Hyderabad. Operating as a Category II Alternative Investment Fund (AIF) and NBFC, the company is poised for further growth, pending a fund management license in GIFT City.
