Growing Grand: Terra Grande's 3 New Mountain Masterpieces

Terra Grande, a luxury real estate developer focused on premium second-home communities, is set to expand its portfolio with three new projects over the next 12 months, reinforcing its presence in India's growing luxury vacation home market.

The upcoming developments include a 2.5-acre luxury residential project in Kalth, Solan, an 8.5-acre wellness-oriented villa community near Rishikesh, and a 12-acre luxury second-home development in Sirmaur, Himachal Pradesh. These projects will add to the company's existing portfolio, which includes a 29-acre development in the Kasauli Hills region of Sirmaur and a 12.5-acre luxury community in Narendra Nagar near Rishikesh.

Once completed, Terra Grande's five projects will collectively span approximately 61.5 acres and feature more than 100 premium residences designed for affluent buyers seeking lifestyle-driven holiday homes, wellness retreats, and long-term investment properties in scenic destinations.

The expansion comes amid strong market demand for luxury second homes in nature-centric and wellness-focused locations. The company recently achieved a significant milestone with the complete sell-out of Phase I of its flagship 29-acre Sirmaur project. The phase comprises 39 luxury villas spread across 16 acres, with homes priced between ₹8 crore and ₹10 crore.

According to the company, the project attracted strong interest from buyers across North India, highlighting the increasing appeal of low-density, thoughtfully planned communities that offer privacy, wellness, and a connection with nature.

Commenting on the response, Amar Kapoor, CEO of Terra Grande, said the success of the Sirmaur project reinforces the emergence of luxury second homes as a distinct lifestyle category in India. He noted that demand continues to grow for premium communities that combine natural surroundings, wellness-focused living, architectural excellence, and exclusive residential experiences.

With its upcoming launches, Terra Grande aims to capitalise on this trend and further strengthen its position in the luxury second-home segment, catering to a growing base of high-net-worth individuals seeking curated living experiences beyond traditional urban centres.
