Mapletree's Mega-Watt Move: $700M for Mumbai Data Centre

Singapore-based property developer and investor Mapletree is set to enter India’s growing data centre market with a proposed investment of USD 500–700 million to develop a 400 MW facility in Mumbai.

Building on its strong presence in office and logistics assets—currently valued at USD 2 billion—Mapletree is also exploring data centre developments in Hyderabad, Pune, and Bengaluru. Upon completion of its ongoing projects in Pune and Mumbai, the company’s total India portfolio will expand to 21.5 million sq. ft.

In 2023, Mapletree partnered with Ivanhoe Cambridge, the real estate arm of Canadian pension fund CDPQ, to launch a ₹15,000 crore platform targeting technology-focused commercial assets. The company also acquired a 41-acre land parcel in Bengaluru for ₹1,900 crore, underscoring its long-term commitment to India.

According to ICRA, India’s data centre capacity is expected to double by FY28, supported by investments of approximately ₹90,000 crore—a trend Mapletree aims to capitalize on as it diversifies into digital infrastructure.
