On October 7, the Maharashtra Cabinet approved a transformative cluster redevelopment policy aimed at converting large slum areas in Mumbai into modern, integrated housing zones with upgraded infrastructure.
Led by the Slum Rehabilitation Authority (SRA), the scheme targets slum clusters over 50 acres, aiming to fast-track redevelopment, attract private investment, and boost employment in construction and allied sectors. The SRA will identify eligible clusters, with a high-level committee headed by the Additional Chief Secretary (Housing) responsible for project approvals.
The policy encourages joint ventures and private developer participation, offering incentives for large-scale rehabilitation efforts. It also permits Floor Space Index (FSI) above 4 in certain cases, enabling the relocation of slums from restricted zones such as Coastal Regulation Zones (CRZ) and ensuring adequate housing for Project Affected Persons (PAPs).
Touted as a major urban renewal initiative, the scheme aims to significantly improve living conditions for lakhs of slum dwellers while driving economic activity and infrastructure development across Mumbai.
